With over 25 years in the construction industry, ProCraft Exteriors has the experience required to properly handle multi-family properties. This not only includes experience in the installation itself, as important as that may be, our ProCraft contractors also have experience in navigating what can be tense negotiations among all parties involved.
At ProCraft Exteriors, customer service is one of our core values. How our customers feel about after an installation is important to us, so we aim above and beyond our competitors. We’re not looking to just win a bid for a project, we’re looking to win over property owners by demonstrating our commitment to keeping them involved in our process. This isn’t just about customers and contractors, it’s about building a partnership. Only through this partnership between the property owner and our contractors can we achieve the best results possible. If you remove that element of customer service, the whole project tends to fall apart – and fast!
So whether we’re speaking with the owner of the property, the person who manages it, the tenants, or members of the Home Owner’s Association, ProCraft Exteriors makes sure that everyone involves feels heard and is included in the decision-making process, to the degree that is appropriate for their role.
ProCraft Exteriors is also an insurance restoration specialist, meaning that we make it easy to get your exterior remodel approved by your insurance provider, leaving little to no out-of-pocket cost you! Working with your property owner’s insurance can be yet another complication for owners of multi-family properties, adding just one more person who needs to be satisfied with the work you know needs to be done. If this is true for you, talk to your ProCraft contractor. We can work with any independent adjustor that your insurance company might use, walking them through any damage we might have found during our inspection of your property, explaining to them why we believe the corrective actions we’ve recommended are the rights ones. For your property, for their long-term interests, as well as for you, the property owner.
If your insurance provider has agreed to pay for your new roof but they’re not offering enough money to cover our estimate, tell your ProCraft contractor. Many times insurance companies and independent adjustors will use pricing sheets, with fixed amounts of what services should cost in your area, not taking into account the unique circumstances of each project. If this is the case, your contractor will be able to explain to your agent or adjuster why these additional materials or services are necessary, helping you to file a supplement – a special form for costs outside of the original insurance payout. With a supplement filed and approved, ProCraft Exteriors can get back to making your property better than new.
So, you have a multi-family property that needs a new roof. Now what? First, reach out to the team over at ProCraft Exteriors. We’ll want to schedule a good time for one of our highly-trained contractors to visit your property, assessing your roof for any damage or problem-areas, providing you with a free and detailed estimate to explain our findings. By providing you with this estimate, it will be easier for you to approach your HOA and get the ball rolling on your new installation. If you or anyone has questions about the estimate, whether it’s about the costs or specific recommendations we have made, do not hesitate to ask us. We want you to feel free to approach us with any concerns that arise, so we can help everyone to understand how we’ve come to that conclusion about your roofing installation.
Is someone in your group still not entirely convinced. Don’t worry! This is to be expected when you have a lot of people involved in a project and it’s why it’s so important to work with well-established contractors, like those of ProCraft Exteriors. We understand that these things will take time and having been in the business for decades, we’ll stick with you as long is necessary to see it through. We want everyone to feel satisfied when the project is finished and, in fact, a part of our satisfaction comes from knowing that we could deliver the best solution for everyone, even if it takes awhile to get there.
If there is some disagreement about what kind of roofing should be installed, we’ll be happy to walk you through the benefits of each style and why it will benefit your property. Often times, for multi-family roofing, we recommend architectural shingles. These shingles are a unique, three-dimensional shingle that provides a beautiful aesthetic, as well as superior protection against wind, rain, and hail. While architectural shingles can easily last 20 – 30 years, some manufacturers warranty their products for as long as 50 years. This is a testament to the durability of architectural shingles and the protection they provide.
Architectural shingles are often the preferred roofing system of many HOAs, because of the value they add to the newly roofed condo and the way they elevate the appearance of others the community.
So once an agreement has been reached and the project is approved to move forward, what comes next? First, your ProCraft Contractors will come out to your property and prepare it for the installation. This means having a dumpster delivered and laying down tarps. It’s important to us that we respect your community and keeping your property, and those that may be around it, as clean and tidy as possible. So we make sure that we have tarps to toss debris onto, so it can be safely moved away from your property and into the proper receptacle.
At ProCraft Exteriors, safe disposal also means responsible disposal. We make every effort to be an eco-friendly company, reducing the waste that ends up in the landfill by recycling anything that can. Whether it’s nails, metal roofing, or gutters; if we can keep it from going to the dump, ProCraft will make sure that we play our part in keeping our planet clean.
Once we’ve prepped your property for construction, we’ll get to work tearing off your old roofing and installing the new. While multi-family roofing projects can be difficult for smaller companies, at ProCraft, we have enough manpower to accommodate even the largest projects. Having enough contractors to put on a job is essential to completing a project with haste.
Of course, haste can easily turn to hurriedness. While we try to make this as quick and painless a process as we can for our customers, we are also careful that no one is rushing through a project. At ProCraft Exteriors, we don’t cut corners. It’s not who we are as people and it’s not who we are as a company. Cutting corner hurts our customers and it can results in injuries for our contractors. You don’t want to have a made it to the installation phase of a project, only to have a contractor fall off a roof and get injured. It can cause delays and other problems that should be avoided at all costs. If that means taking the time that’s necessary to do the job properly and safely, we’ll do it. At ProCraft Exteriors, we strive to not only to meet the safety requirements set by OSHA, we aim to exceed them.
Once we complete our installation, we hope you remain a resource for you and others that might have roofing needs in your community. Just as we mentioned before, we want to develop a partnership with our customers and for that partnership to be long-term. Any questions or concerns you might have about your roof, we look forward to answering them.
While it isn’t common that it’s needed, ProCraft Exteriors does offer a 10 year, no leak guarantee to all of our roofing customers. It’s just a sign of goodwill, demonstrating the confidence we have in our work and giving our customers some extra comfort that they’ll remain leak-free. If an issue does arise, call us up. We’ll happily come out and resolve the issue as quickly as possible.
And that’s it! The only thing you’ll have left to do is sit back and enjoy your properties new roof, as your neighbors and everyone in your community sit in envy of just how good your property looks after its roofing revitalization. We hope that being the talk of the neighborhood will enough to leave you a satisfied customer, understanding why we consider ourselves to be the most qualified multi-family roofing experts.
